Properties near the Intracoastal Waterway or the ocean face a specific challenge standard inland screen enclosures aren’t built for: salt air corrosion. Here’s what actually matters for coastal builds.
Why Salt Air Is Different
Salt-laden air accelerates corrosion on metal surfaces significantly faster than inland conditions. Standard residential-grade aluminum finishes that perform fine 20 miles inland can start showing corrosion within just a few years on a direct coastal or Intracoastal property.
What Changes in a Coastal-Grade Build
Aluminum finish. Marine-grade or coastal-rated powder coat finishes provide meaningfully better corrosion resistance than standard residential finishes. This is the single biggest material decision for a coastal build.
Hardware. Screws, hinges, latches, and anchors should be stainless steel or another corrosion-resistant grade rather than standard zinc-coated fasteners, which corrode noticeably faster in salt air.
Screen mesh. Heavier-gauge or no-see-um mesh tends to hold up better under sustained coastal wind and humidity exposure than lighter standard mesh.
How Much Does Proximity Actually Matter?
Direct oceanfront properties face the most aggressive exposure. Intracoastal-adjacent properties face meaningfully elevated exposure compared to inland homes, even a mile or two from open water. Distance from the water is worth discussing specifically during your estimate, since it affects which upgrades are worth the cost.
The Cost Trade-off
Coastal-grade materials add modest upfront cost compared to standard inland specifications. That cost is easily justified by the difference in long-term corrosion resistance — the alternative is an enclosure that starts deteriorating within just a few years, requiring earlier repair or rebuild.
Maintenance Still Matters
Even with coastal-grade materials, regular maintenance — particularly clearing structural gutters — remains important. Salt air conditions make our quarterly gutter cleaning and inspection service especially valuable for coastal properties.
